Resident Directors
The same mobile caretaking team will come each week (or fortnight depending on you) with the concept that they are there, paid by you and your neighbours, to do the job that you want them to do.
Although you may live at the development, we help take the strain from you by acting as your eyes and ears on the ground.
We check the safety of the buildings, equipment and play areas and have automated reporting systems so that you can rest assured that appropriate checks have been carried out.
Grounds maintenance & cleaning to the specification you want - all reported back after each visit if you want so that there is visibility and transparency about what the team do.
In addition we can be on call to respond to emergency situations and be called upon to investigate slip and trip claims as they arise.
We identify and fix minor repair items around the development saving time and cost.
If they cannot fix things, they can work with you or your managing agent to identify the issue and get other contractors out to resolve the problem. If required, we can check on those contractors works, saving you the trouble.
Of course, the caretaking team also carry out the weekly cleaning and grounds maintenance, providing reporting back to you so that you be confident that the work is undertaken and to the correct standard.

Automated reports of actual work done against the scheduled work, both for each visit and against Landscape Management plans to ensure that Property managers get visibility of the services done.
Fire Alarm Checks
Bar coded Fire panels and Apps that record when and where the test was done, automatically saved to off site secure databases and reports sent to the Property manager automatically with any failures sent as Urgent Jobs to the PM separately.
Playground Inspections
Bar coded Playground equipment and Apps that record when and where the test was done, automatically saved to off site secure databases and reports sent to the Property manager automatically.
AOV Checks
Bar coded AOV's and Apps that record when and where the test was done, automatically saved to off site secure databases and reports sent to the Property manager automatically with failure notifications sent as Urgent Jobs.
Lift Line Checks
Bar coded lifts that record when and where the test was done, automatically saved to off site secure databases and reports sent to the Property manager automatically.
Water Course Inspections
Bar coded water courses and Apps that record when and where the test was done, automatically saved to off site secure databases and reports sent to the Property manager automatically.
