Why fire door inspections matter

It is a requirement of the Fire Safety (England) Regulations 2022 that, depending on the height of the building, all fire doors are inspected every quarter by a competent person.

Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022, Responsible Persons for residential buildings are legally required to ensure fire doors are routinely inspected by a competent person, with inspection frequencies depending on the height and type of the building. Fire doors are designed to:

Why Fire Door inspections matter

Fire door responsibilities are shaped by a combination of fire safety legislation, building risk profile and the findings of the Fire Risk Assessment.

In England, the Fire Safety (England) Regulations 2022 introduced specific requirements for multi-occupied residential buildings over 11 metres, including quarterly checks of communal fire doors and best-endeavour annual checks of flat entrance doors.

Across England and Wales, the Fire Safety Act 2021 clarified that the Regulatory Reform (Fire Safety) Order 2005 applies to the structure, external walls, common parts and flat entrance doors of multi-occupied residential buildings. This means these elements should be considered as part of the Fire Risk Assessment.

In Wales, the Building Safety (Wales) Act 2026 introduces a wider building safety regime, with a strong focus on safety, accountability and resident voice. As expectations continue to develop, clear inspection records, competent assessment and evidence-led action will become increasingly important for managing agents and Responsible Persons.

FAQs

How often should fire doors be maintained?

Frequency depends on the building type, usage, and compliance requirements. As a minimum, all fire doors should be tested every year and in many cases, every 3 months.

Inspection frequency depends on the type, height and use of the building, alongside fire safety legislation and risk assessment requirements. As a minimum, fire doors should be inspected annually by a competent person, although in many residential and higher-risk buildings, communal fire doors are required to undergo quarterly inspections.

Where there is any uncertainty regarding the required inspection frequency, this should be determined by a suitably qualified Fire Risk Assessor as part of the building’s fire risk assessment. A Fire Door Inspector should not independently determine or recommend inspection frequencies outside of the findings and requirements identified within the fire risk assessment process.

Do inspections include reporting?

Yes. Structured reporting per door and for the site forms part of the service. 

What happens if problems are identified?

Depending on the severity of the issue, recommendations may range from minor adjustments and maintenance through to more significant remedial or replacement works.
