Understanding what a [fire door safety inspection](https://www.cpropertycare.com/fire-door-inspection-services) involves, and why routine checks matter, can help Property Managers identify defects, support their fire-safety responsibilities and maintain clearer compliance records.

Establishing a consistent inspection process also gives managing agents greater visibility over fire-door condition, helping identify maintenance issues early so appropriate action can be taken.

## **What Is A Fire Door Inspection?**

A fire door inspection assesses the visible and accessible condition and operation of a fire door and its associated components to identify issues that could affect its intended fire and smoke-resisting performance.

It is important to distinguish between routine Regulation 10 fire-door checks and a more detailed professional inspection. Regulation 10 checks are basic routine visual checks designed to identify obvious damage or defects. CPC’s standard inspection is visual and non-intrusive. Concealed or inaccessible elements are not included as part of the standard inspection, although intrusive investigation can be arranged separately where required.

Where in scope, inspections may include flat entrance doors, communal fire doors, cross-corridor doors, riser and service cupboard doors and similar fire doors across the building.

During a fire door safety inspection, visible and accessible elements such as the door leaf, frame, self-closing device, seals, glazing and associated ironmongery may be assessed. 3. **Hinges And Closing Mechanisms:** Hinges and self-closing devices are checked for visible defects and to determine whether the door closes fully into its frame as intended.
4. **Glazing And Ironmongery:** Where present, glazing, letterboxes, handles, latches and other accessible components may be assessed for damage, alterations or issues that could affect the performance of the door.

Inspections are completed in line with applicable fire-safety requirements as a minimum, with BS 8214 providing relevant guidance on the installation and maintenance of timber-based fire door assemblies. ## **How Often Should Fire Doors Be Inspected?**

Fire-door inspection frequency depends on the building, the type of door, applicable legal requirements and findings from the fire risk assessment.

In England, the Fire Safety (England) Regulations 2022 require Responsible Persons in multi-occupied residential buildings where the top storey is more than 11 metres above ground level to use best endeavours to check all flat entrance fire doors at least every 12 months. Fire doors in communal areas must be checked at least every three months.

An annual fire door inspection of flat entrance doors in these buildings can therefore form part of the routine checking regime, while communal fire doors require checks at least every three months.

These statutory routine checks are distinct from more detailed specialist assessments that may be recommended through a fire risk assessment or where defects and concerns are identified. Regulation 10 checks are basic routine visual checks, whereas CPC’s BlueSky-certified inspection service provides a more detailed, structured assessment and formal reporting process.

Property Managers should therefore ensure inspection arrangements reflect both applicable legal requirements and the specific fire-safety needs of the building.

## **Identifying Common Fire Door Defects**

Routine checks and more detailed inspections can identify defects caused by everyday wear and tear, damage, alterations or maintenance issues. Identifying concerns early helps Property Managers arrange appropriate remedial action before the condition of the door deteriorates further.

Common issues can include:

1. **Excessive Door Gaps:** Gaps around the door that are too large can affect its ability to resist the spread of fire or smoke. Appropriate tolerances should be assessed against applicable guidance and available information for the particular door.
2. **Damaged Seals And Frames:** Where intumescent strips or smoke seals are present, damage, detachment or inappropriate decoration may affect their intended performance. Visible damage to the door leaf or frame should also be investigated.
3. **Faulty Self-Closing Devices:** A damaged or ineffective self-closing mechanism may prevent the door from closing fully into its frame, affecting its ability to provide the intended protection.
4. **Propped Or Wedged Doors:** Fire doors that are wedged or otherwise prevented from closing can compromise the effectiveness of the building’s compartmentation and fire-safety strategy.

The absence of visible certification, seals or other components does not automatically mean an existing fire door is unsuitable. Its condition and adequacy should be considered in the context of the building, the available information and relevant fire-safety requirements.

Carrying out physical checks is only part of effective fire-door management. Property Managers and Responsible Persons also need appropriate records of inspections, identified defects and actions taken.
